The eight- resp. nine-storey residential building (split level) with 42 flats from the early '60s was not maintained for years and was in a pitiful condition. The architecture firm HPSA received the order for an energetic refurbishment (KfW Efficiency House-100, ENEV 2009) based on the result of an analysis and measures report selected out of three competitors.
The following measures were taken:
The northern main body has been equipped with a 25 cm laminar thermal insulation system, the southern with an insulated, ventilated metal plate facade.
The old, dilapidated windows have been replaced by plastic windows with protection against thermal loss, noise and (on the south side) sun.
Exposed windows were additionally provided with internal sun or privacy screens.
The loggias have been closed with sliding glass elements to create thermal buffer zones and improve sound insulation.
The roof has been highly insulated and equipped with thermal collectors.
In the bathrooms, mechanical fans have been installed to prevent mold problems.
The single-storey, dark entrance hall was converted into a two-storey hall with gallery. The new canopy was constructed without thermal bridges.
The elevator was renewed.
The ailing case lines were replaced.
The apartment entrance doors have been converted to self-closing doors for fire safety reasons.
Over the top of the stairs a smoke outlet system has been installed.
