As an urban densification measure, six three-story residential buildings with a total of 54 apartments were created in an existing settlement from the 1930s.
Urban Development: The six three-story residential buildings are located on the eastern edge of the IGEWO settlement in Augsburg-Haunstetten. Three buildings each are lined up in the green courtyards, which are formed by the small-scale existing buildings. Each residential building is assigned an outbuilding for storing strollers, bicycles, and garbage. These form semi-public forecourts with the covered house entrances. In the spaces between the new buildings, there are communal areas with raised beds and seating groups. In the south of the two green courtyards, an arable plot (the digging land) for cultivation and a large playground are arranged for all residents.
Buildings: Of the total 54 apartments, 24 are publicly subsidized. Different floor plans provide space for 2, 3, and 4-5 person households. The south side of the buildings features continuous balconies. The trellises in front are used for greening the facade and provide shade in the summer. The exterior walls are mostly made of brick masonry and are insulated with mineral insulation. Bird and bat boxes are integrated into the attic. All apartments are equipped with underfloor heating, which can also be used for cooling in the summer.
Energy: The buildings are constructed to the KfW55 EE standard. Heating and domestic hot water are supplied via a water-to-water heat pump. The domestic water supply is operated with a central buffer storage and decentralized fresh water stations. This allows for high efficiency and hygiene of the heat supply without the energy-intensive legionella circuit by using low-temperature heat. The heat pump is largely powered by electricity from the photovoltaic system on the roof with a capacity of 30KWp. To achieve the highest possible direct supply to the heat pump system, the PV modules were installed with a 15° inclination in an east-west orientation. Through these measures, the dormitories can be heated largely without the consumption of fossil fuels on a balance sheet basis.
