South of the Munich North Heath a sound insulation has been built along the Ingolstädter Straße for the residential area of the GWG (a non profit building society) located behind. In the last construction phase a social housing complex was formed with 3 buildings of in total 47 units. It was funded income oriented according to the funding guideline KomPro A EOF funding.
In contrast to the reduced, acoustically optimized east facade the west facade consists of a differentiated series of bays and privacy shielded balcony fields.
The building is designed as a "KfW Efficiency House 70" (ENEV 2007) and equipped with a ground water heat pump. The roofs are prepared for integration of solar collectors for water heating and are replanted extensively.
East of the building, a public visitor parking area is located above the garage to serve the whole residential area. A leafy pergola system with the integrated parking garage exit screens the forecourt of the building visually and acoustically from the road.
The building comprises 11 one-bedroom apartments, 6 two-bedroom apartments, 13 three-room apartments, 14 four-bedroom apartments and 1 five-room apartment, all accessible without barrier. 1 two-bedroom apartment and 1 three-bedroom apartment is suitable for wheelchair users according to DIN 18025 Part 1.
The building is planned according to the ecological criterias of the City of Munich. For the facade design a color scheme based on one of the color palettes of Le Corbusier was developed.
The connection to the northern existing building has been created identical in profile using an adapter structure that, at the same time, forms a 2-storey main entrance to the residential area. This entrance had to be secured during the construction phase as access for firefighters.
All apartments are wheelchair-accessible according to DIN 18025.
