As part of an urban densification measure of the City of Munich a residential district from the 60s with a typical line structure is condensed in Munich East. The new buildings were arranged in relation to the renovated existing buildings so that they form both enclosed areas and in parallel allow visual connections into and through the park.
The existing garage farms above ground were replaced with underground garages. The strategy was established in a development plan including "green rules".
In the first phase 3 new buildings south of the Seebrucker Street have been constructed with 51 apartments in total, all privately financed. The buildings are designed as "KfW Efficiency House 70" (ENEV 2009) with respect to primary energy and are equipped with a ground water heat pump.
The green roofs are prepared for the integration of collectors for solar water heating. The buildings are connected by a linear underground parking facility.
Four to five apartments per floor are connected to a staircase.
The warmest rooms, kitchens and bathrooms, are arranged according to the principle of thermal onion in a meandrous way inside the houses.
The apartments are oriented each in corner and have generous, ducted balcony areas as housing extension. To the south and front facades of the houses trellises are mounted, climbing plants ensure sun protection in summer.
