Between typical buildings of the 50s and 60s there has been a vacant lot in the Munich Pasing district for decades. Per development plan amendment including a shift of the planning permit the 30 m wide gap could be closed by a full-width four-storey residential building fitted with a loft. The building continues eaves and ridge heights of the existing row of houses and fits in the development with respect to color and outline blend.
The color scheme is based on the urban context. A bending, darkening upwards, covers the street facade in an abstract way. Contrarily the transparency of the glass balustrades decreases from top to bottom. French windows flood the very deep (13.50 m) floor plan with lots with natural light as possible.
On the south side the living and bedrooms have a continuous balcony layer in front over the entire width of the building. Like curtains vertically corrugated metal elements cover that layer and by finely perforated parapets allow a filtered view in the yard. The balconies, having a high "stay quality" and overlooking the peaceful landscape architect-designed garden, are opened by noble floor to ceiling windows. The apartments exposure to light is substantially improved.
The building structure was designed with four appartments per floor. A total of 17 new apartments have been created, mostly 2- and 4-bedroom apartments. The apartments on the 3rd floor not touching the facade on both sides will be evacuated from the street side in case of emergency. The two penthouse apartments have views of the Alps and are exposed by large, centrally located roof terraces.
In the garage, covering also the property of the co-owned Heimag eastern neighbors, 27 parking spaces are housed. The neighboring building got a direct access from the basement to the new underground car park.
The house is supplied with district heating and corresponds to a "KfW Efficiency House KfW-70" according to the Energy Saving Regulation of 2009.
